Every complex keeps its history when the property manager moves on
For property managers, landlords and housing providers who look after many buildings and tenants. We help you work the AI-first way, with agents that draft repair replies and prepare the service charges, and Hivemind, our flagship, holding each complex's history for every colleague and AI tool.

Sound familiar
The building lives in one person's inbox
The property manager knows the lift in block B fails every winter and which roofer actually turns up. When she leaves, the portfolio goes to a colleague and the history stays behind.
Tenants get a different answer every time
One colleague says the boiler repair is the tenant's cost, another says it is the landlord's. The tenant writes again, then goes to the Huurcommissie.
The service charge statement is a spring scramble
Tenants must have last year's statement by 1 July. Invoices, meter readings and the agreements per complex sit in different places, so the work piles up in May and June.
Everyone works from the same company
What changes once Hivemind, our flagship, is the knowledge under every AI tool and agent your team uses.
Same answer from everyone
The customer desk, the property manager and the contractor read the same agreements per complex. Who pays for what is settled once and answered the same way.
Handovers without loss
When a portfolio moves to a colleague, the history, open repairs and promises to tenants are already written down with each complex.
Prepared for the owners' meeting
Before the VvE meeting the manager has past decisions, budgets and the state of the MJOP for that complex on one page.
Agents that do the work
Agents like these we build with you. Each has a toolbox: what it may read, what it may change, and what waits for a person.
Repair request reply
Every hour on weekdays · for the repairs mailbox
Repair request reply, every hour on weekdays · for the repairs mailbox: Reads new repair requests, looks up who is responsible and which contractor serves that complex, and drafts the reply and the work order for a colleague to approve.
2 allowed · 2 waits for a person · 1 does not exist for this agent
Service charge prep
Every Monday at 09:00 · March to June
Service charge prep, every Monday at 09:00 · March to June: Checks per complex which invoices, meter readings and allocation keys are still missing for the yearly statement and posts the list for the team in Slack.
3 allowed · 1 does not exist for this agent

Questions
Tenant data is personal data. How does this fit the AVG?
Use the knowledge base for buildings, agreements and procedures, and keep individual tenant files in your property management system. The knowledge base belongs to your company, only your team can read it, and sensitive files can be marked confidential. Agents never mail a tenant without a person approving.
We manage for many owners. Can an owner see another owner's buildings?
Owners do not log in to it. It is for your own team, and each complex carries its own owner's agreements, so a colleague always reads the right terms. What an owner receives is what you send them, and agents only draft it.
How much work is it to set up for a large portfolio?
We start with the complexes that cause the most questions and the agreements that apply everywhere. Most of it comes from interviews and documents you already have. The rest is added as colleagues answer questions, often by asking their AI to write the answer back.
